How can I protect myself against rental scams?
We've had several of our ads hijacked on Facebook, Craigslist, and Zillow. Nobody affiliated with any of our properties will ever ask you for money prior to allowing you to see the property in person. If you suspect you're dealing with a scammer, contact the local police on their non-emergency number or contact the FBI's Internet Crime Complaint Center ( www.ic3.gov ) immediately. Never pay an application fee for a property that you haven't personally toured. How do I Schedule a showing?
Find the property that you're interested in under the "AVAILABLE RENTALS" section. From that property's page, click on the "Schedule a showing" button which will direct you to a short questionnaire. Fill out the questionnaire and we'll contact you to coordinate a showing.
We can schedule showings any day of the week between 8:00 AM - 6:30 PM.
DO YOU REQUIRE AN APPLICATION FEE BEFORE I CAN VIEW A PROPERTY?
No! Nobody affiliated with any of our properties will ever ask you for an application fee prior to an in-person viewing. Beware of any person or company that requires an application fee before you're allowed to see a property, as this is a common rental scam.
I'm interested! How do I apply?
In order to apply, first schedule an in-person showing. If you choose to apply after viewing the property in person, we would collect the $50.00 application fee per adult prior to sending you our digital application. This fee can be paid electronically or in-person.
Can I apply sight unseen?
We would prefer that you first see the property in person. However, we understand that isn't always feasible. We'll work with you to coordinate a virtual walkthrough if necessary.
Will applying for a property hurt my credit?
No! We use Transunion Smartmove, which conducts a soft pull on your credit. Soft credit pulls will not affect your credit score.
How can my rent payments BOOST my credit?
We've partnered with Clearnow, which is an ACH rental payment provider. Tenants enrolled with Clearnow may elect to have their rental payments directly reported to the credit bureaus, which can boost your credit!
If I decide to apply, Can I pay the application fee electronically?
Yes! We use Cashapp ($LondonSpringsVA), Venmo (@LondonSpringsVA), and Paypal (Payments@LondonSpringsVA.com).
WHAT are the rental requirements?
Unlike some property management companies, we don't list our rental criteria. Instead, we invite you to fill out our pre-showing questionnaire found HERE . This allows us to better understand your specific requirements and preferences. Rest assured, we'll review your information carefully and be in touch promptly to discuss the next steps! Your information will never be shared, nor will you ever receive junk mail from us!
DO YOU ACCEPT HOUSING CHOICE VOUCHERS (fORMERLY SECTION 8)?
Yes! As of July 2020, all housing providers in Virginia are required to accept Housing Choice Vouchers. When completing our pre-showing questionnaire, please be sure to include the value of your voucher in your total monthly household income.
Are the properties animal friendly?
Yes! Most of our properties are animal friendly. However, additional restrictions or fees may apply.
How much is the security deposit?
Our typical security deposit is 150% of the normal monthly rent. For example, if a property's monthly rent is $1,000, the security deposit would be $1,500.
